Anatomy of a finding / EX-01

Make the observation
easy to follow.

ILLUSTRATIVE EXAMPLE
Exposed wood decking with two numbered callouts identifying surface material loss and separated board edges
1 Visible surface material loss   2 Board-edge separation
Actual construction field photograph. Callouts illustrate documentation; this is not a complete inspection conclusion.
ROOF / EXPOSED DECKINGFurther evaluation

Visible deterioration
of exposed wood decking

Location
Exposed roof-deck area shown in the demonstration photograph.
Observed
Visible surface material loss and separation along portions of the wood decking.
Why it matters
The visible condition warrants evaluation to establish the extent and an appropriate repair scope.
Next step
Have a qualified roofing or building professional evaluate the affected area and adjacent materials before repair decisions are made.
Limitation
The photograph alone cannot establish the moisture history, concealed extent, or structural capacity.
Read the priority in context

Different findings.
Different next steps.

A useful report does not treat every item the same. Priority reflects the observed condition and the limits of the inspection.

The descriptions here explain the report format. They are not findings about a specific property.

Safety concern

A condition that warrants prompt attention by the appropriate qualified professional. The finding explains the observation and the recommended action.

Repair or further evaluation

Address an observed condition or answer a question that the inspection could not resolve. The report identifies the relevant trade or specialist.

Maintenance

A routine care item to keep in view. Maintenance guidance remains separate from a diagnosis or a guarantee of future performance.

Access limitation

Document what could not be inspected, why access was limited, and whether additional access or evaluation is recommended. An unseen area is not marked acceptable.
